Michael B. // JULY 2021 // 5 Stars

This house was perfect for our group of 8! The location is unbeatable - close to the pantry, tea, and the water taxi. The house itself has all the amenities you could need. The pool deck was a great spot for the group to hang out and have outdoor dinners together and the home gym is a great perk! Matthew and Chris were great hosts and really thought of everything to make our week one to remember. Their house is the perfect Pines getaway!

Chris and Matt were wonderful hosts and have a great house! Perfectly located in the pines and all amenities you need, and then some! Would highly recommend.

Robert O. // AUGUST 2019 // 5 Stars

The property was immaculately maintained with amazing attention to detail that really made us feel at home. Owner met us at the property upon check-in and gave us a thorough and friendly tour of everything we would need to know to get started with our vacation! The house was perfect for a group of 8 -- huge outdoor area (bigger than most in the area) with a large, deep heated pool, hot tub and outdoor dining table! Two elevated decks with beautiful bay views, great for morning coffee and sunset cocktails. Perfect location close to the harbor and tea, and a very short walk to the beach. They thought of everything (fun pool floats, beach towels/chairs/umbrellas, extra propane for the grill, even a soda stream!) Great smart speakers throughout the house and out by the pool! Would absolutely love to stay again, honestly not a single thing I can think of to change!

WILLIAM C. // JUNE 2018 // 5 STARS

It was a pleasure working with Matt & Chris. The house is in a perfect location — near tea, The Pantry and most importantly, the wine store! Matt & Chris were extremely communicative and helpful in providing suggestions for shows. The pool and roof deck are the highlights of the property. We loved it so much that we plan to stay there again!

Fun group of easy-going, friendly guys who enjoy sharing time together and exploring the joys of The Pines

Share WeekEnds - House dinners on Friday and Saturday night to meet new friends and break organic, farm-to-table, low-carb, gluten and nut-free bread together

Housemates take turns Cooking over the course of the summer. If you don’t cook, no problem, help clean! It takes a village to ensure that no one person feels like Cinderella

We are all at the beach to have a great time but not at the expense of causing another housemate to become a Bitter Betty

House is owner occupied, everyone enjoys and respects the shared space responsibly

Housemates share in weekend food/drink expenses; settled after each weekend and inclusive of THE cost for the Housekeeper

the Pool - GLAss & Heels

Accidents happen. A broken glass on the deck where everyone is barefoot is dangerous. Best to keep all glass indoors. Also, NO heels in the pool as they will puncture the pool liner. For your safety, NO DIVING.

The Hot Tub

Hopping in the hot tub? Take a rinse in the outdoor shower as lotions, sand, sea salt, etc. will damage the filters, pumps, and motors. Cover hot tub when it is not being used for an extended period of time (especially at night) to conserve energy. Do not sit or put any weight on the hot tub cover.

STrangers

We all love meeting new friends, but we won’t know if this unknown guest is just a lost boy. Be a good host - introduce your friend. Just remember you are responsible for them and their actions and they shouldn’t be left unaccompanied while at the house.

Intimacy

This is The Pines. We know. Be kind. Water friendly is always best. Getting frisky in the hot tub or the pool? Please don’t go all the way while still in the water.

Parties

We like to have a good time just like you. We enjoy having gatherings throughout the season. However, we’re not in a constant state of partying. Please respect the house as if it were your own.

For weekly rentals, Events (whole house parties) are strictly prohibited.

Smoking & Recreation

In The Pines, the houses are all made out of wood. Please no smoking indoors and always use an ashtray outside. Getting recreational? Be safe and responsible. If you end up being disruptive or unstable, you won’t be invited back.

FOOD & BOOZE

We want you to feel at home. Please contribute so that all the responsibilities are not just on one person. No need to hide food or booze, The Pantry and Pines Liqour are just around the corner. Each weekend, we settle all food and beverage expenses evenly between the housemates.

PETS

We love pets, but some of our housemates are allergic. Best to arrange for your pet to be taken care of back at home.

MUSIC & NOISE

Twirl baby Twirl. Please be mindful of our housemates and neighbors. Sonos has “zones” that you can control within your specific zone. It’s never pretty to wake a housemate that is sleeping.

ROOM OCCUPANCY

Room rates are based on a 2-person double occupancy; the house sleeps 8 maximum.

AC & UTILITIES

Please remember to conserve when you can. The A/C units are incredibly efficient. No need to keep it on all day long when not in your room. If the A/C is on, close the doors and windows.

Grill - Please turn off the grill and the tank when not in use

PLUMBING

The house runs on a septic system. Please flush toilet paper and what nature provides only. Booty wipes can clog the pipes and no one wants to deal with the consequences of that…

Cleaning

Haven’t taken out the trash during the weekend? It’s probably your turn. Help avoid ants as much as possible. Need fresh towels? Washer and dryer is located in the shed on the back deck. Towels get soiled quickly in the Pines! We encourage you to do a couple loads over the weekend, so that you may continue to have clean and fresh towels available for you and your guests during your stay.

House Security

Unfortunately there have been the occasional robbery in The Pines – they come in an unlocked house and look for things that are valuable and easy to grab (laptops, iPads, iPhones, cash).  When you leave the house for an extended period of time, you should consider locking the doors and/or make sure that valuables are not visible.

House has one security camera focused on the front door, no audio. Exclusively used to monitor the house when vacant and to ensure house staff is providing proper services.

Check-IN and Check-Out

Arrive Thursday after 4pm, Depart following Wednesday by 11am. We need time for the housekeeper to turn the house around for the next group of guys, everyone likes to arrive to a clean and happy home.
